One of the Inner West’s most recognisable industrial sites is entering its next chapter, with Precinct 75 introducing its first curated retail and hospitality offering in St Peters as construction progresses toward completion.

Delivered by Coronation Property and designed by COX Architecture, the precinct is a design-led mixed-use precinct in St Peters, bringing together retail, food and beverage, culture and build-to-rent living in Sydney’s Inner West. Retail leasing has now commenced across 7,100 square metres and 29 tenancies, marking the first time retail has been introduced as a defining layer of the precinct ahead of its physical opening in early 2027.

Long known as a place of production and creativity, the site has evolved over decades into a hub for makers, brewers, roasters and designers. That legacy continues to inform Precinct 75 today, with retail and hospitality conceived as an extension of its working past – favouring authenticity, adaptability and businesses that contribute to the life of the precinct rather than simply occupying space.

At the heart of Precinct 75 is a network of laneways, landscaped commons and publicly accessible spaces, designed to stitch the precinct into its surrounding streets and create places people naturally move through, gather in and return to. Retail and hospitality tenancies are integrated along these connections, prioritising activation, visibility and a strong relationship between inside and out.

“Precinct 75 has always been a place of making,” said Joe Nahas, Managing Director.

“Our focus has been on carrying that spirit forward, respecting the site’s industrial and creative history while shaping a mixed-use precinct that adds long-term value to St Peters, the Inner West and beyond. Like Mason & Main in Merrylands, it’s about creating a destination that evolves over time and contributes meaningfully to its neighbourhood.”

The retail offering has been carefully shaped to support more than 1,000 build-to-rent residents who will live on site, with the residential and retail components operated and managed by Nation, while also serving the wider Inner West catchment. Located an eight-minute walk from Sydenham Metro and connected to major arterial routes including the Princes Highway and the M8 Motorway, Precinct 75 sits at the centre of a fast-growing neighbourhood forecast to reach 4,600 residents by 2028, with 17,700 people living within a 20-minute walk.

Precinct 75 retailers will be further supported by Nation’s on-site management and activation platform, delivering a built-in customer base, year-round programming and a digital ecosystem that connects residents, retailers and the precinct on a daily basis.

Rather than a conventional neighbourhood centre, Precinct 75 has been conceived around curation and adaptability, informed by detailed supply and demand analysis identifying under-represented retail categories and opportunities for long-term performance.

Joanna Russell, Strategic Advisor for Retail & Placemaking, said the precinct’s built-in community fundamentally reshapes the retail opportunity.

“Retail at Precinct 75 is anchored by more than 1,000 build-to-rent residents, which allows us to think beyond short-term leasing,” she said.

“It creates the conditions to curate operators who are invested in place, businesses that value repeat trade, community connection and longevity. That combination of density, design and long-term stewardship makes this a rare Inner West opportunity.”

Pex Property Group Director and appointed agent Simon Johnson said early enquiry reflects the precinct’s positioning and long-term outlook.

“We’re seeing strong interest from operators who are looking for more than a conventional retail location,” Johnson said.

“The combination of build-to-rent density, a highly connected public realm and Precinct 75’s established creative identity is resonating with businesses that want to be part of a destination with longevity.”

Retail will be further supported by Nation’s on-site build-to-rent management and activation platform, delivering a built-in customer base, year-round programming and a digital ecosystem that connects residents, retailers and the precinct on a daily basis.

With construction progressing and a staged opening planned for early 2027, Precinct 75 is emerging as a new Inner West destination – one defined by adaptive reuse, residential density and a public realm designed to perform socially and commercially over the long term.
