Coronation and Nation have reached the significant milestone at Charlie Parker – a development that has contributed to Sydney’s fast-evolving rental landscape.

Developer, builder and operator Coronation Property Group, alongside its Build to Rent division Nation, has achieved a full lease up at the Charlie Parker development in the Parramatta CBD.

Coronation Property reached full occupancy at the scheme just months since its launch in Autumn 2024. Charlie Parker comprises 123 contemporary apartments. Amenities include a pool, wellness facilities, pet-friendly policies, and dedicated social and co-working spaces.

“The strong demand for Charlie Parker apartments clearly reflects the growing appetite for high-quality, community-driven Build to Rent living in Sydney.

“The team at Nation has successfully delivered a rental offering that meets the expectations of today’s renters – high-quality, fully furnished apartments in a prime Western Sydney location.

“As a privately owned operator, we have the flexibility to quickly adapt to resident needs, ensuring we provide an unmatched living experience.”

Joe Nahas, Managing Director, Coronation Property

Nation’s success extends beyond Charlie Parker, with its Mason & Main development in Merrylands, which launched in June 2024, now at 85% occupancy and steadily rising.

Nation has stated that both Charlie Parker and Mason & Main have been carefully designed to provide a lifestyle rather than just rental accommodation.

“With Charlie Parker now fully leased and Mason & Main nearing capacity, Coronation and Nation continue to set the pace in the Build to Rent sector.

“We have several more Build to Rent projects in the pipeline in Erskineville, St Leonards, Waterloo, and St Peters, reinforcing our commitment to addressing Sydney’s housing challenges and shaping the future of rental living.”

Joe Nahas, Managing Director, Coronation Property

Coronation Property has noted that the demographic of Build to Rent tenants in Western Sydney includes young professionals, families, and essential workers such as teachers and healthcare professionals – highlighting the importance of well-located, professionally managed rental housing.

“Our approach to Build to Rent is focused on creating vibrant, connected communities where residents enjoy premium amenities, flexible lease terms, and professional management. The success of these projects proves that when you offer the right product, renters respond.”

In July 2024, Australian design practice Authority Creative, in collaboration with artists Milne | Stonehouse, fixed a unique sculptural light installation at Charlie Parker, celebrating the importance of agriculture to First Nations inhabitants and later generations of colonial settlers.
