A first look inside Precinct 75 reveals hotel-inspired amenities and interiors rich in colour, character, and discovery. Designed by COX Architecture for Coronation, this landmark BTR project redefines what rental living can look like in Australia.

 

Located on the historic Taubmans Paint Factory site, the design preserves its industrial heritage, exposed concrete, brickwork, and warehouse forms, while layering in vibrant colour, crafted detail, and domestic warmth.

“We wanted to distil the unique character of St Peters into Precinct 75; its history, creativity, and individuality,” says Brooke Lloyd, Director and Interior Design Lead at COX Sydney.

“This meant balancing the site’s heritage with the contemporary culture growing around it. Each building has its own palette, drawn from the Taubmans archive, so the precinct becomes a living expression of time and place: spirited, distinctive, and true to its roots.”

Inside, neutrality gives way to saturated tones and playful compositions, with each space conceived as a moment of discovery: a glossy green ceiling in the private dining room; iridescent panels in the ground-floor lobby shifting with the light to create intrigue; and a cocktail bar dressed in cherry reds and deep crimson, evoking immersion and atmosphere.

Each setting carries its own personality, contributing to a cohesive whole and an experience that unfolds as residents move from one space to the next.

“Precinct 75 proves that build-to-rent can set a new benchmark for how Australians live. Too often, renting has meant making do; here, we’re turning that on its head,” says Joe Nahas, Managing Director of Coronation Property.

“We’re delivering spaces with the detail, energy, and amenity you’d expect in a five-star hotel, but with the neighbourhood’s soul built in. That’s the future of renting.”

Unlike conventional rental developments, Precinct 75 draws inspiration from premium hotels, offering residents spaces for work, wellness, and social connection. 

Amenities include a rooftop pool with city views, landscaped terraces, wellness zones with plunge pools, and dedicated areas for culture and creativity such as a cinema, podcast recording studio, music room, and private dining.

Anticipated as one of Australia’s most ambitious Build-to-Rent projects, Precinct 75 demonstrates how architecture and interiors can elevate the rental experience and establish a new housing model for the nation.
