Coronation Property The Paper Mill Precinct Liverpool
The Paper Mill Precinct, Liverpool
The Paper Mill is a $500 million riverfront mixed-use development in Liverpool, Western Sydney, delivered by Coronation Property on the site of one of Australia’s oldest paper mills. Once an industrial area disconnected from the Georges River, the precinct has been transformed into a connected residential and dining destination that repositions Liverpool as a key urban centre in Sydney’s south-west.

Comprising five residential buildings – The Paper Mill Buildings A and B, The Bindery, The Gild and The Foundry – the precinct integrates contemporary apartments with landscaped public spaces, retail and waterfront dining. The masterplan reconnects the site to the river through tree-lined pathways, cycle links and communal gardens, ensuring the built environment and open space operate as one cohesive neighbourhood.

At its centre stands The Paper Mill building itself, one of the only surviving early-20th-century industrial structures in Liverpool. Carefully restored, the heritage building retains its original brickwork, saw-toothed roof and exposed concrete, reinforcing the precinct’s layered history while anchoring a new era of residential and commercial activity along the Georges River.

LIVERPOOL UNFOLDED.

The Paper Mill was one of the first large-scale placemaking developments in Liverpool, delivered alongside major infrastructure investment across Sydney’s south-west, including the Western Sydney Airport and health and innovation precincts. The project attracted first-home buyers, owner-occupiers and investors from across greater Sydney, contributing to Liverpool’s emergence as Sydney’s third CBD.

Delivered in collaboration with Liverpool City Council, the NSW Government and the local community, The Paper Mill transformed underutilised industrial land into a dynamic waterfront precinct defined by high-quality apartments, public space and destination dining.
