Coronation unveils a rare boutique residential opportunity in Erskineville

Coronation has unveiled Lillian, a boutique residential precinct in the heart of Erskineville and one of the suburb’s final opportunities to secure newly built homes in this tightly held Inner West village.

The recent display suite opening drew strong attendance and enthusiastic feedback from locals, young professionals and families responding to the project’s scale, refined detailing and connection to place.

Comprising 138 residences including apartments, terraces and penthouses, Lillian has been designed by Silvester Fuller with landscaping by Turf Design Studio. The precinct forms part of Coronation’s long-term renewal of a formerly industrial pocket of the Inner West, opening previously inaccessible land and introducing new pedestrian links, generous public realm and more than 7,000 square metres of green space through the delivery of McPherson Park.

Lillian takes its name from Lillian Fowler, Australia’s first female mayor, who served the people of nearby Newtown from 1937 to 1939. Known for her strength, advocacy and deep commitment to community, she embodies the character that has long defined the area. Her legacy reinforces the precinct’s focus on neighbourhood, belonging and local identity.

Joe Nahas, Managing Director of Coronation, said the broader precinct represents a major opportunity to redefine inner-city living at scale. “This precinct represents one of Sydney’s most significant opportunities to deliver connected, community-focused inner-city living. We are transforming a former industrial site into a walkable neighbourhood that brings together Build-to-Rent, Build-to-Sell, retail, hospitality and generous new public open space. Lillian is the first chapter of this broader vision and sets a high benchmark for the quality, character and liveability we are delivering across the masterplan.”

Coronation’s urban transformation strategy centres on returning land to community use, improving permeability and elevating liveability through high-quality design and public realm.

Reflecting on this vision, Aras Labutis, Head of Urban Transformation, said the focus was on strengthening what already makes the suburb special, noting that its creativity, inclusiveness and strong village spirit guided the approach.

Aras said “our intention with Lillian was never to shift Erskineville’s character, but to elevate it. By opening land that has historically been closed off and delivering more than 7,000 square metres of new green space, we are creating a more walkable, human-scale neighbourhood that supports the way people want to live today. This project reflects our belief that urban renewal can honour the story of a place while delivering new homes that meet the needs of a growing community.”

Interest in Lillian has been strong since the display suite opened, with buyers responding to the project’s boutique scale, refined interiors and elevated amenity. Residences enjoy either uninterrupted CBD skyline views across the internal courtyard or leafy district views over McPherson Park, offering a rare combination of outlook and privacy.

The sales campaign is jointly led by Colliers and RMA, combining strong local expertise with extensive national buyer reach.

Ian Bennett, National Director at Colliers, said purchasers immediately recognised the scarcity of opportunities of this calibre, noting that “the reception to the display suite has been exceptional. Buyers understand how limited opportunities of this scale and quality are in Erskineville. Lillian’s 138 residences, arranged across boutique buildings of up to eight storeys, offer a level of refinement the market has been waiting for. The crafted interiors, generous amenity and outlooks to either the city or the park give the project a distinctive edge, and enquiry to date strongly reflects that.”

Now under construction, Lillian presents a rare opportunity to secure a new architect-designed home in one of Sydney’s most characterful Inner West neighbourhoods. The display suite is open for private appointments and walk-ins.
