Built by a belief in better, Coronation Property is committed to working with the world’s leading contractors and suppliers. In fact, 2024 marks the tenth year of our successful partnership with global architects Woods Bagot, with sights firmly set on a long and thriving relationship.

Named one of the top five architectural firms in the world by Archello, Woods Bagot is a global design studio at the top of their game, running 17 studios across six regions.

Joe Nahas, Owner of Coronation Property, says the partnership is a natural fit for the company.

“With placemaking at our core, we’re focused on creating value while delivering a premium living experience for our residents,” he said.

“Our projects are not only designed to integrate seamlessly within the community but also stand independently as examples of design and building excellence. The challenge lies in getting the balance right, which is made possible by our close partnership with Woods Bagot,” he explained.

Coronation began working with Woods Bagot in 2014 with the design of The Paper Mill Buildings A and B, The Bindery and The Gild buildings within their flagship project, The Paper Mill Precinct in Liverpool.

Located in Sydney’s burgeoning Southwest, the site once housed one of Australia’s oldest and largest paper mills. The vision was to transform an unused former industrial site on the banks of the Georges River into a vibrant mixed-use neighbourhood.

The result was the award-winning Paper Mill Precinct which features 882 apartments over six residential buildings anchored by a vibrant dining hub The Paper Mill Food, and surrounded by cycle pathways, parks and communal green spaces.

Coronation also partnered with Woods Bagot on Mason & Main, which recently opened Stage One of the precinct.

Conveniently positioned on one of Merrylands’ key arterial road links, Mason & Main is a new, vibrant mixed-use precinct, featuring 434 beautifully appointed Build-to-Rent within Stage One and 415 luxury Build-to-Sell apartments within Stage Two, plus an activated ‘Eat Street’ where residents and the wider community can gather.

Woods Bagot took an integrated approach to their design that considered the local market and materiality of the construction. This drew inspiration from the nearby brickworks and aqueduct - applying a contemporary lens to the area’s rich heritage. This resulted in a premium new residential and lifestyle offering, not previously seen in the area.

Woods Bagot shares Coronation’s vision to deliver design led, high-quality homes that not only enhance the living experience of its residents but the community as a whole.

Domenic Alvaro, Woods Bagot Global Design Leader, coins this vision ‘People Architecture’, noting that designing for the human experience is an integral part of Woods Bagot’s methodology.

“An iterative and collaborative process is imperative for the success of our work,” says Domenic.

“Intelligent planning leads to liveable spaces, innovative placemaking and curated precincts with high amenity. Take, for example, Mason & Main, which is currently New South Wales’ largest completed build-to-rent development. Tenants want to live in high-quality buildings with considered design and quality materials, and most importantly a sense of place which will facilitate long-term homes and communities.”

To date Woods Bagot has designed six projects for Coronation including the three within The Paper Mill Precinct, Mason & Main at Merrylands, 8 Phillip Street in Parramatta’s CBD, which will include residential apartments and a QT Hotel, and their latest development in Chatswood - with plans to partner on more developments in the future.

Coronation’s ongoing partnership with Woods Bagot fortifies a shared commitment to creating beautiful, well-connected communities and to deliver quality and accessible living experiences for generations to come.
